A 49-home subdivision near Sonora's western border is in the planning stages.
Under a preliminary proposal submitted to the city's Planning Commission for review, a development of two- and three-bedroom single-family homes would be built on what is a hilly, wooded site at the end of Ponderosa Drive.
The 12.7-acre site is located off Stockton Road across from the Mother Lode Fairgrounds. The vacant land wraps around the Southwest Bell building.
Proposing the project called The Bungalows at Woods Creek Landing is Woods Creek Sonora and New Start Development, which is owned by Patrick Greenwell, a Sonora attorney and former lead counsel for Tuolumne County, and his wife, Sandi.
The homes would range in size from 1,000 to 2,000 square feet and be built in the Craftsman style, according to the tentative plan. Craftsman homes are traditionally characterized by front porches with large columns, slanted roofs and natural colors and materials.
"We wanted to make the style of this development try and fit with the historic characteristics of Sonora, which is why we chose the Craftsman bungalow style of architecture," said project Manager Reuben Chirnside.
The development would attract a mix of young families and retirees, he said, and would provide some badly needed "entry-level" housing for the city.
It is too early in the process to know the listing price for the homes, Chirnside said.
The city Planning Commission is to review the project Monday. No vote will be taken. Rather, the commission will provide feedback on the plans to assist the developer in preparing a formal proposal.
"It gives them a good indication of what their strengths and weaknesses are with respect to the project," said Sonora City Administrator Greg Applegate. "It allows the developer to know where they may want to concentrate their time and effort."
Several city department heads have already reviewed the plans and provided input to city Community Development Director Ed Wyllie.
